In 2021 then Minister for Further and Higher Education, Mr. Simon Harris announced plans for a major new electrical apprenticeship training centre in Drogheda. Oppermann Associates Limited (Architects) designed the fit out of a two storey office building, formerly the ‘State Street Bank’, (1,700 square meters), to create the bespoke training centre of excellence. The project was completed in December 2023.

The north-east based family run business, DSCCS Ltd. delivered their brief in 16 weeks. The project entailed an assessment of the existing building fabric and the completion of works identified by the client and design team.


LMETB sought to repurpose the building to create a suitable environment for the delivery of training programmes. The brief was to provide the following accommodation:

  • 8 No. practical training spaces for 14 No. students each.
  • 4 No. classrooms.
  • 3 No. offices.
  • Canteen (80 seats) with full commercial kitchen.

A particular emphasis of the fit-out work was the re-configuration of the existing internal space to create new spaces; the provision of dedicated escape routes and passive fire protection in addition to associated mechanical, electrical and life safety systems.

Various MMC techniques were employed to bring this project to a successful close including, BIM, 3D Modelling, Circular Economy principles, and most crucially majorly cross stakeholder collaboration with the client, design team, subcontracting and supply chain partners.

Semple & McKillop were responsible for the design of mechanical and electrical services for the fitout of the electrical training pods, fire alarm, lighting and a new commercial catering kitchen and canteen for the students and teachers.

This project was successfully completed with dedicated staff, sub-contractor and supplier base sourced from the local area. The timeframe for completion of the project was 6 months, an extremely challenging timeframe which was met on time.
